Fastest growing population drives rental market
Dubai has the fastest-growing population in the world with up to 5,000 people moving there per week. This in turn is driving the property rental market in a country that is being tipped to be the premier investment location in the world.

Martin Bowen, UK Sales Director of Profile Europe UK Ltd, said: “With so many people relocating to Dubai, there is going to be a tremendous knock-on affect for many industries, and the property market is expected to be one of the biggest overall winners. The need placed upon Dubai for quality appointed homes to cater for the growing population is unparalleled, and I am hard pushed to think of anywhere else in the world that could cope with such a demand.

“Investors are assured of strong capital appreciation and superb rental opportunities, as Dubai matures and the population continues its upward turn. With such a diverse property base providing high-specification homes offering distinctive architecture, there are resorts within resorts for investors to choose from.

“The world has never seen construction on this scale before, and the finished product will rank above anything we have seen previously.”

Profile Europe (UK) Ltd is marketing Jasmine Gardens, a five-star development on the renowned World development. The island will have a distinctly Thai feel to it, with properties portraying traditional Thai architecture in luxury surroundings.

Jasmine Gardens will offer four different living options; four-bedroom beach villas with their own private beach; four-bedroom water villas with private berth; one-bedroom duplex loft suites; and suites which open directly onto a private beach.
Prices at Jasmine Gardens start at £400,000.

Squatters refuse to leave British owned property in Bulgaria
A recent case demonstrates that, to avoid unwelcome surprises, fly to let owners in Bulgaria would do well to ensure that the local authorities have their contact details, and that they keep in regular touch with their management company.

The warning comes following news that the authorities in the mountain village of Gostilitza, in central Bulgaria, appear powerless to evict a Roma family who have spent the last few months illegally squatting in a British-owned house.

The local mayor has even tried to intervene but has also not been able to persuade the unwanted guests to leave.

According to police, the only way to evict the squatters would be for the property’s owners, or their legal representatives in Bulgaria, to file a petition with the local prosecutor's office.

The owners are currently out of the country and the authorities have no means of contacting them. It is understood they commissioned a firm from the city of Veliko Tarnovo to manage the property.

Montgenèvre gets a makeover
One of the first ski resorts established in the French Alps more than 100 years ago, now undergoing an €80 million re-vamp, is to have more than 50 new homes designed and built by MGM, the region’s biggest developer.

The village ski resort of Montgenèvre in the Southern Alps, the venue for the first international skiing competition in 1907, is close to the Italian border. Turin, the nearest airport, is one-and-a-quarter hours away by road. The airports at Grenoble and Chambery are a two-and-a-half hour drive.

MGM has unveiled plans for a new leaseback residence which forms part of a major new master plan for development of the village. Just five minutes walk from the centre of the village, MGM’s 54 leaseback ski-in, ski-out apartments in the new residence, Le Chalet des Dolines, will occupy three linked chalets.

Four-star facilities within the new residence will include an indoor pool, fitness suite, gym, sauna, jacuzzi and steam rooms, as well as a beauty centre with a variety of massages and treatments on offer.

The residence will be run by the MGM Group’s dedicated specialist company, La Compagnie de Gestion Hoteliere (CGH), which handles maintenance, letting and management for owners.

Off-plan prices at Montgenèvre start at € 230,000 for a two-bedroom apartment. The price excludes VAT at 19.6 per cent as it is waived under the leaseback.
