Fly to Let investors looking to benefit from the continuing popularity in golf breaks have a chance to buy into the first Golf and Residential Development in Turkey.

Elite Homes is marketing Kusadasi International Golf Resort. The area has experienced explosive growth in the last 20 years and foreign buyers have increased rapidly with over 2,500 resident visas held by foreign residents in and around Kusadasi.

Elite spokesperson Tracy Ogretici said: “This 18 hole, USGA Standard, par 72, golf course is unique in Turkey as all other golf courses are hotel resort courses, which is why we feel that there will be a great deal of interest.

“For those investing in the Kusadasi Golf Residence there are excellent opportunities for capital growth and rental returns with weather enabling pleasant, year round opportunities to play golf.

“Prices in this region of Turkey have risen by around 10 percent in the last year and because Turkey is not in the ‘euro loop’, virtually unaffected by the current world monetary difficulties.”

The International Golf Federation has also endorsed the selection of Turkey to host the 2012 World Amateur Team Championships. There are a number of high quality golf courses currently available and more being planned.

One of the attractions of the Kusadasi development is the fact that the land is elevated giving the residential area excellent sea and valley views. Its contours will also provide challenging fairways for advanced players whilst allowing most areas of the green to cater for all levels.

The club house will feature a dining terrace with seating for 80 and panoramic views of the course. In addition there is a 100-seater restaurant providing facilities from functions to leisurely meals, buffet breakfasts a la carte meals and sunset cocktails.

There are a number of on site facilities including heated indoor pool, communal pools, supermarket, sauna and Turkish baths, tennis, volley ball, several shops, amphitheatre, open air cinema, pharmacy, horse riding, health centre, archery and a variety of other amenities to enable owners to enjoy a total retreat whether they are golfers or not.

For the golfer and those aspiring, there is a Golf Academy featuring PGA qualified professionals, beginner lessons, clinics for advanced golfers, playing lessons and golf trip organisations.

Currently the first phase to be releases is The Aviary and comprises 456 properties with a mix of apartments and villas. Completion is due in Autumn 2010.

One bedroom apartments start from around £55,000, two bedroom apartments start from around £77,000 and three bedroom apartments start from around £95,000. Villas start from £126,000.

The Cyprus government recently approved the creation of 14 new golf courses which will benefit Fly-to-Let owners across the island.

Government Spokesman Stefanos Stefanou said the decision had been taken by the previous government. He said: “It was taken for the purpose of strengthening the tourism product in Cyprus and boosting economic activity.

Dominic Farrell, director of InvestinCyprus.com Developers, the company behind the Grove Spa Resort in Mazotos, said: “This is excellent news for homebuyers and investors alike and will provide a substantial boost to rental demand, re-sales and economic activity in general. Additionally, seasonality will be reduced in areas surrounding courses as the winter months in Cyprus are ideal for playing golf.

“Combined with the increase in low cost flights, we will see a sharp increase in visitors to the island. Owners of high quality properties with all-year-round facilities will benefit most.”

The Grove Spa Resort in Mazotos, Cyprus is a landmark 5 star mixed-use scheme due for completion in 2010. There has been worldwide interest in this project with buyers from UK, Ireland, Cyprus, Hong Kong, Poland, Malaysia, Dubai, Bahrain, Sweden, Italy, India, South Africa, Singapore and Azerbaijan.

In addition to 128 residential units, there will be a restaurant, supermarket, on-site rental and resale office, concierge service, health spa, gymnasium, dance studio, hydrotherapy pool, three outdoor pools, tennis court, communal sports TV room, children’s’ play area, underground parking and many other features.
