In the famous-name wine villages that line Burgundy’s Côte d’Or, homes rarely appear for sale, but when they do they change hands in an instant.
The Côte d’Or region, which snakes from Dijon south through Beaune, offers up minimal opportunities. This in turn insulates the area from any house price tumbles and this in turn keeps the area interesting for the discerning property investor.
Su Bishop of Arena Park France, which specialises in high-quality conversions in the area, said: “Homes in the Côte d’Or tend to pass silently from family member to family member so, as a renovator of old stone properties, we have to remember that patience is a virtue.
“In the rarity a house becomes publicly available it’ll invariably be relatively expensive and the owner will never have to contemplate reducing the price simply because they can afford to wait for that hungry buyer – not that there ever is a wait.
Arena Park France is currently restoring a property in the wine village of Volnay just southwest of Beaune. It was the first property the company had seen come to market in this village in nine years and it was bought and resold it within the week.
Bishop continued: “We’re now fully renovating the ancient building into a stunning holiday home for the new British owners in time for autumn of this year. These elite vineyard areas enjoy a micro property market scarcely spotted in today’s depressed climate.”
While other Fly to Let hotspots have courted overseas investors by offering home-from-home eateries and bargain bucket airfares, the Côte d’Or, although accepting ‘outsiders’, has remained reassuringly French.
On the Market in the Côte d’Or is a detached home in Puligny Montrachet. It is a three bedroom stone house now being completely restored to include a new roof, insulation, re-jointing of the stonework and treatment of the original oak frame.
It is situated on a quiet road, 300m from Puligny Montrachet’s centre with its cafés and restaurants and just 12km from the town of Beaune. The property enjoys views across the surrounding countryside. All bedrooms are en-suite and the master bedroom has a Juliette balcony. Clients can select final finishings including flooring, tiling and the kitchen. The price is €495,000 (excl. kitchen).
In the wine village of Meursault there are some homes for sale in some original stone buildings that date back to 1820. They are a two minute stroll from shops, restaurants and the Friday market and 8km from Beaune. The properties have views across the vineyards.
Complete refurbishment will return the property to its original configuration with ‘The Townhouse’ facing the quiet lane accessing the vineyards and the ‘Courtyard House’ orientated towards the private courtyard with direct views onto neighbouring vines.
Each of the two homes will have three en-suite bedrooms and open-plan living spaces with terraces. Wine cellars and off-street parking complete the package.
Clients can again select final finishings including flooring, tiling and the kitchen.
Prices are €495,000 to €520,000 (excl. kitchen).
