HOTEL-operated five star apartments with ski in/ski out facilities are being developed by French Developer, Garrigae Resorts, in the Swiss resort of Les Masses, which is linked with Verbier.
Property buying legislation makes it difficult for foreign investment particularly in the federal state of the Valais but freehold purchase at Les Mayens D’Hérémence is available with a 15 year management lease via a system to encourage ‘warm beds’ with guaranteed rental return, similar to the French leaseback scheme.
Through the Garrigae tailored scheme investors receive guaranteed annual rental returns of up to 3.5 percent depending on usage time.
Rentals will be managed by Garrigae Resorts and allows freehold owners to swap mountain snow for vineyards or sea by exchanging usage time to stay at any of the other Garrigae resorts in the south of France.
Les Mayens D’Hérémence will consist of three buildings of two and three bedroom apartments and duplexes all with south - east facing balconies overlooking the Dent Blanche and the Matterhorn.
Services will include a spa, swimming pool, restaurant, wine bar, grocery store, ski hire shop, lift pass office and underground parking. All hotel apartments also include kitchen self catering facilities.
Geneva airport is just 2.5 hours drive from the site and Sion only 30 minutes. As well as the skiing and snowboarding there are other seasonal activities including; a golf course in Sion which is open all year round, cycling on the banks of the river Rhône, horse-riding, hiking, climbing, water sports and bathing in the lakes.
Prices for a 2 bedroom apartment start at 748,000 CHF (approx. £444,321) and rise to 2,450,000 CHF (approx. £1,455,000) for a 4 bedroom duplex apartment. Prices include furniture, underground parking, personal storage and ski locker and access to all the hotel’s facilities.
