Italy offers eco-friendly fly to let investment opportunities

A brand new eco-friendly Italian development is on offer promising a rental guarantee of up to €2,000 per month.

Casa Vacanza Resort & Spa, Dominio San Sebastiano in Liguria is a gated development set in 9.9 acres of Centenary Park and also offers a lettings and management service.

The Realitalia complex on the Bergeggi Hills comprises a private beach, infinity pool, wellness area, café and business centre and is close to local shops and golf courses.

There is also access to local diving, mountain biking and other outdoor pursuits.

Each property has a terrace or garden, all have views of the Mediterranean Sea and are 40 minutes from Genoa airport and under two hours from Milan and Nice.

A choice of apartments and houses are available from around €315,000 for a one-bed unit and from €525,000 for a two-bed or villa. There is a rental guarantee of €1,000 per month or €2,000 per month depending on the type of unit.

Landlords will also benefit from a centralised service manager for advanced management and letting.

“You can choose to receive €1,000 gross per month or €2,000 depending on the actual holiday home you decide to purchase,” explained Luca Catalano, Executive Director at Realitalia.

“This offer normally lasts for two years after the purchase but we can discuss also extensions or longer periods.

“In addition we are seeing that people actually want to receive a rental guarantee but to be able also to use their holiday home themselves direct.  It can be done but we need to discuss about the period when the owners wishes to use the properties.” 

Catalano added: “Once the projects are up and running we strive to keep the Basic Management Service cost to owners in a range of 0.5 to 0.75 percent per year based on the property value and for those owners who rent out their units most of the year even much less.

“Of course you still retain the opportunity to obtain the Optional Management Services at a straight hourly fee and, of course, the professional Letting Management and Promotion System.”

The development’s letting on line system allows property management of the homes backed up by a web site, marketing campaign and additional PR.

Rental fees and costs vary depending on the level of service required for letting but typically start at around 35 percent of the gross rental price.
