Turkish Fly to Let property owners will be delighted by news that for the first time in 40 years Spain is no longer the most popular destination for British summer holidays, if latest figures are to be believed.
Turkey, according to Co-op Travel, has attracted over a third more holiday makers this year compared to 2007 and has seen ‘spectacular growth’ according to ABTA.
These figures echo tourism statistics from the Turkish Ministry of Culture and Tourism which reported a 15 percent increase in tourist arrivals for the first five months of 2008 compared to 2007.
One of the main reasons for the increase in popularity of Turkey is affordability according the Julian Walker, MD of specialist Turkish property agent, Spot Blue. He said: “Countries that are less likely to be considered now because of the gulf between the buying power of the weak pound against the mighty Euro are Spain, France and Cyprus – traditionally hugely popular overseas holiday destinations.
“The cost of living in Turkey is low compared to the UK and this is very attractive to British families hard hit by the credit crunch.”
Demand for accommodation in the most popular locations such as Dalaman and Antalya is high.
Dominic Whiting, publisher of the Buying in Turkey Guide, said: “Dalaman is one of the three gateway airports for the Turkish Mediterranean, so hundreds of thousands of British holidaymakers pass through each year on their way to resorts along the coast.
“But Dalaman itself is a stunning area where great beaches, a new golf course at Sarigerme, the lazy riverside resort of Dalyan and the posh Gocek marinas are attracting more and more British tourists and property buyers.”
This rise in tourist numbers also spells good news for the holiday home market. Figures estimate that over 30,000 Britons already own property in Turkey.
• Costa Esuri, which claims to be Spain’s largest golf resort, covering 6.5 million square metres of land, encompassing 6,000 properties and two 18-hole golf courses, is almost complete.
Fully furnished two bedroom apartments start from 160,000 Euros with 5 percent guaranteed rental income for year one. Two bedroom townhouses within the resort start from 194,000 Euros with the same rental guarantee and furnishing package.
Costa Esuri is, say estate agents, the fastest selling golf development in Spain. Set on land adjacent to the River Guadiana, which also forms part of the Portuguese border, the resort comprises terraced houses, apartments, villas, plots of undeveloped land ready for private villas plus a variety of sporting and leisure facilities.
Costa Esuri is an hour from Seville Airport, 35 minutes from Faro Airport and is also close to Huelva Airport which is expected to be fully operational by 2012.
Andrew Benitz, Director of western Costa del la Luz real estate agents, Titan Properties, said: “It’s quite extraordinary how much the developers of Costa Esuri have achieved in such a short space of time. Less than five years since earth movement began, over 3,000 properties have been delivered, the first of two 18-hole championship standard golf courses designed by José Canales and under Aymerich Golf Management opened back in December 2006 and the second will be unveiled in July 2008.
“A 15,000m² commercial centre containing four storeys of high street stores, boutiques, restaurants, bars, a bowling alley and Eroski supermarket is well underway and zones have been designated for sporting facilities.
“The majority of development infrastructure is now in place and the developers have also announced a 1,423-berth marina capable of accommodating super yachts alongside 40,000m² of commercial space, a Spa and nautical club.”
