When London-based Gilles Acogny, a seasoned investor with a portfolio of property stretching across France, Senegal and the UK, was deciding his next move he wanted to be sure of the credentials of the development he was putting his hard-earned cash into.
Most developers claim ‘rental returns will be high’ in their publicity material, but 47-year-old Gilles believes talk is cheap and therefore likes to make a study of possible destinations to ensure there is a good rental market.
Gilles, who runs a consultancy firm specialising in helping companies define, improve and execute their sales strategies, said: “I’ve been following the fortunes of the BRICs countries (Brazil, Russia, India, China) for the last five years with a view to investing and I think that Brazil is the safest in relation to medium-term investment and the most friendly to foreign investors. There are still some barriers to entry but it’s a strong and growing economy.”
With Brazil in his sights he settled on a property in Quinta da Lagoa in the town of Tibau do Sul, close to Natal’s Pipa.
“What attracted me to the Beltico Group’s condo-hotel at Quinta da Lagoa was their track record of successful resort management in Europe and the fact that they already own the Pousada dos Girassois in nearby Pipa, which runs at an average of 85 percent occupancy levels annually,” continued Gilles.
“I intend to hold my property at Quinta da Lagoa for at least three to five years and anticipate that the capital growth should be around 20 percent per annum, based on recent past performance in the area. The resort also offers owners a guaranteed investment yield of 5 percent, but I plan to choose the alternative, a 50 percent share of the guest revenues generated by my units, which I think will amount to more each year.”
Quinta da Lagoa, promoted by Brazil specialists www.uv10.com, is a condo-hotel resort consisting of 66 properties with waterside frontage and views of the Guarairas lagoon, famed for both its oysters and its sunsets.
On-site Quinta da Lagoa has adult and children’s swimming pools, Spa, sauna and massage, a ‘Zen’ area, bistro, launderette and convenience store.
In nearby Tibau do Sul and Pipa, there is kite surfing, beach buggy rides, fishing and bars and restaurants. Natal’s International Airport is 80km by car.
Quinta da Lagoa has studios and semi-detached one bedroom townhouses with fitted kitchens, en-suite bathrooms, TV and internet connections, air conditioning, solar heating, verandah and private garden.
Private swimming pools and outdoor Jacuzzis can be added to villas as optional extras. Comprehensive furniture packs are offered from €5,500 for owners who place their properties into the rental pool.
The Quinta da Lagoa rental pool guarantees 5 percent gross per annum for three years from delivery, or you can opt for a profit-share system. Prices at Quinta da Lagoa start from €56,580 for a studio and €112,805 for a one bedroom semi-detached townhouse.
